My family and I have been living here for the past 6 years. Our space is great for the price we pay, we have had great experiences here, it's an affordable and safe place to live with our boys. They absolutely love the neighborhood, and theirs schools are very conveniently close. We love the fact that it's a gated community and most of all that we have our own cute little garden space and we even get prizes for having the best one every year. In the winter is very soothing to know that when it snows they plow it at a reasonable time in order for us to make it to work. My family and I have been living here for the past 6 years.

Overall I have to say I've had a very positive experience. Maintenance and management have always responded quickly to any issues I've had and have been very nice and professional towards me. I've felt valued and appreciated in any interactions I've had with management and to me that goes a long way in establishing rapport with tenants and encouraging them to stay long-term. I'm kind of sad to go because this was my first home in NJ, the longest place I've lived since college, and I have a lot of fond memories here in my place with my friends and in New Brunswick. I would have actually renewed my lease, but it's too far from my BF's new job and unfortunately, I have to move on.
I found this place online before moving to NJ and had only interactions on the phone, email, and through my friend coming to check out the place for me. It was between this place and another and they were so kind and professional towards me, that I picked this place over the other very similar community that I did not have a positive interaction with. They helped me through the process of moving here and were welcoming to me from the beginning.
Rent is VERY good for the location and type of apartment. It's a pretty diverse community (some students, young professionals like me, and families of all different backgrounds which is a plus). I have a 2 bedroom which is MUCH cheaper than other two bedrooms in the area, and coming from out of state and being a new teacher, I was looking for something reasonable price-wise and nothing that would break the bank since I would have no roommates, and it's been pretty affordable for me. The 2-BR is pretty spacious, and much more space than one person needs (I probably could've gone with the 1-BR but the 2-BR was nicer and not that much more money).
I enjoy the pool every summer and it's usually always quiet and empty (they have a strict guest policy which prevents the pool from being loud and crowded) and clean. I've always felt pretty safe, especially coming home late at night, and I know they have security crew driving around all night, so that helps in making me feel more at ease. I rarely hear my neighbors and I think overall, everyone is pretty respectful of their neighbors and noise. Pest control comes in regularly to spray (which is necessary in a city) and I've never had any issues with infestations or bugs thankfully. The only negatives I would say is no central A/C (AC wall units are allowed and do a pretty good job of keeping me cool all day and night and is cheaper on the electric bill) or laundry units in the apartments (they do have decent facilities on site) and not walking distance to any places (and I'm not a big fan of route 1), but these are all things already known when moving in, and as a tenant for 4 years, I'd say the experience of living here trumps that. I had only planned to live here maybe a year or two (to get my bearings here in NJ), but ended up here for 4 years! Again, it's not easy to find good rent in a good location in NJ, and I got pretty lucky stumbling onto this place.

When a service ticket was submitted, they were there the very next day and had the issue resolved within a 15 minute time frame. Their professionalism is a reflection on the property management, who have been nothing but accommodating and pleasant whenever I had to walk in the office. If I ever had an issue, I felt nothing but support, understanding and quick action to get the matter resolved. It should be noted that this was not the norm as we encountered very few issues during our stay there.
I cannot speak for the gym but the pool and laundry rooms were always clean and safe. We spent many hot summer days sitting at the pool and it was insanely relaxing.

The grounds of the complex were always beautifully presented and were manicured once a week during the warmer months. The neighbors were pleasant and made the experience ideal. The rate for a two bedroom apartment in NJ is grossly overpriced but Raritan by far gave the cheapest and biggest bang for your buck. Almost $300 cheaper than the average, the living space was spacious and generous.
We loved cooking in the big kitchen and enjoyed many nights sitting on the porch. There is a lot of wall space as well, which made decorating fun. I have nothing but amazing and wonderful comments regarding Raritan Crossing.

Their exterminators are useless, I had to get my own stuff to get rid of the cockroach problem. Second, there are no assigned parking spots. So if you work late or get home late, you are parking a mile away because visitors will take the spots around your apartment and too bad for you.
No spots for their own residents. Additionally, if it snows, forget snow clean up. They will wait days until they clean the spots so you've basically shoveled yourself out ten times already and the roads are fairly clean by the time they come around and shovel, totally useless.

Additionally, the placement of the complex is awful if you want to go onto route 1 south. Every morning, it took me an extra five minutes to do this entire U-turn so I could get to work, just makes you start your day off wrong. They are also racist if you are Caucasian. My noise complaints were disregarded when the -------- family below me would blast music every weekend night. If you are African American/-------- and park illegally so you are closer to your apartment, it is totally fine.
If you are Caucasian, they mark your license plate and threaten to tow you even though I work late and would like to park by my apartment as everyone else does illegally. These apartments are never updated, the tiles in my bathroom shower are all lopsided due to the mold behind them, I feel like the building will fall apart any minute. The balconies are nice to have but are so narrow.
You can't sit comfortably on chairs without the metal fence digging into your legs. Staff never picks up the phone and will return your call weeks later. They are only around to tow you or lodge complaints against you. Whenever I call needing something, no one is around. I had a financial problem where payment wasn't going through and I got a returned call weeks later after I solved my own problem, thanks! When we first moved in, our bathroom closet smelled like piss (maybe a broken pipe), they said we can put an air freshener in there and there's nothing else they can do.
Also, their model apartment is much bigger than the apartment you will get so don't get your hopes up on how nice the model looks. It is so convenient that they never have an open apartment to show you instead of their model.

I could go on to address each point, However, to set the record straight, we have professional people working for management, all which live on property and are ready, willing and able to help any resident at any time with any request, all within minutes of being dispatched.
One point I will address is the Parking/Towing issue, we have 539 Parking spaces for 369 Apartments. It is challenging to find a spot at 2AM, as all he apartments in the community are leased, and parking spaces are occupied. While parking is free and unassigned within the Community, thus the spaces are first come first serve. Towing is a last resort for us, as usually the cars belong to our clients or their friends. I say clearly, we rather NOT have to tow anyone!! We will only tow, when there is a safety issue, such as a car parked on a corner blocking a fire truck from turning (should it be needed), or when a car blocks another car or garage without leaving a note who they are. We spent 150 bucks solely on application because they 'had' to process our applications for checking criminal background/credit history. I called the credit checking company they use, and guess what. They dont even charge a penny to check their applicants' credit. Our original applicant's credit was not good enough, according to them, so we used a cosigner. He decided not to sign the contract at the end, so we couldnt sign the lease. Sure, it was our fault that we did not sign the contract. That was not the problem.
Instead of the cosigner, I got my friend to apply so both of us could live there. My friend's credit is around 770, and yet he was rejected for 'poor' credit.
They did not explain fully about how they process our applications because they are trying to hide something from the applicants to make money. We made a security deposit of 350 to hold the house for 10 days. So they had no rights to accept more applications for the apartment during that period. We had 2 more days to talk to our cosigner. 2 days before the last day of holding period, our cosigner changed his mind and decided to sign the contract for us. We called the leasing office to inform this.
They put the apartment on the market without even contacting us first. They then told us that they would refund our deposit. Do they even know the meaning of 'HOLDING PERIOD'?
They probably didnt refund the money if we didnt call them. They did not bother to apologize. They did not bother to communicate with me. TAll they care about is fking money. STAY AWAY FROM THIS COMMUNITY.

Once an application is approved, an applicant may either sign their lease for an apartment, and pay its Security Deposit, or pay a $350 which will be applied towards the Security Deposit once the lease is signed. The $350 allows the Applicant 10 days, to return, sign the lease, and pay the remaining balance of the security. However, if the Applicant changes their mind, or doesn't return once 10 days have passed, the apartment will be released to be rented to the next applicant. At that point, the $350 are not refunded, something the applicant signs for 'Agreed' before paying the $350.
In this case, the applicant was approved provided a Co-signer will sign the lease. The applicant paid the $350, the apartment was reserved. However, the Co-signer refused to signed the lease AS IS, and requested changes which management doesn't alter the lease for anyone. 10 days have passed, and no credible Co Signer was offered to management as an alternate.
Management REFUNDED the $350, and leased the apartment to the next applicant on our waiting list. The refund was a courtesy, despite the resident signing for it as 'None Refundable. We never know in advanced what the screening report will show, this is something the resident knows better than us. We charge the application fee, since we incur a cost to run the background reports. We do our best to be fair and as upfront as possible. However, some cases end up not approved, which leads to the unfortunate disappointment by the applicant. I don't have a good or a bad review.

We're very excited because it was perfect and beautiful and safe for our One Year old baby. We went today to view it, and were told that we would automatically get denied because of our income.
The 2 bedroom we were looking at for a downstairs is $1179 which is practically what we're paying now where we are. So we KNOW for a fact that we would be able to pay it. But because we don't make $47,000 a year, we'd be denied either way! My husband has good credit and we've never been late on our payments. I just don't understand this. Please, I am extremely disappointed and upset. I need an answer to this and I need to know if there's a way around this.

Raritan Crossing has a wait list for its apartments, we work on first come first serve bases. There for, an apartment may be available in the morning, and may not be available in the afternoon. We accommodate every prospective applicant with the utmost courtesy and respect, however, we can rent available apartments only. We pride ourselves, with our prompt response time to everyone that contacts us. I stayed in a studio apartment at Raritan Crossing for two years almost.

I locked myself out of the apartment quite a few times and maintenance always bailed me out in a timely fashion, even on a weekend. There were no bed bugs. Management genuinely cares if you are polite and respectful.
I had to leave suddenly due to an unforeseen life event and they have been very gracious with the entire process, ensuring I was fairly dealt with. Would definitely stay here again. I stayed in a studio apartment at Raritan Crossing for two years almost.

Management genuinely cares if you are polite and respectful. Verified Manager In order for an application to be approved all of the application criteria must be met. In addition to meeting income requirements, applicants must have established good credit with no bankruptcy, no tenant landlord filings and no criminal background history. We never had any of our garments ruined or go missing (even when we accidentally left a forgotten load of laundry there for about a week. Oops!) I don't know if it's this way throughout the entire complex or not, but where we were situated there was a sense of community. You had neighbors that you actually stopped to say hello to or would offer to lend a hand, or a tool, if they saw that you were struggling with something. Yes, the apartments are spacious and though I'm not going to go so far as to say that the rent is cheap, it's certainly affordable - but it was the feeling of living in a neighborhood, a home, and not just a sea of unknown faces flooding in and out that's typical of apartments that kept us there for eight years.

Deductions from a resident's security are well documented via photographs and there is no hourly charge to clean the apartment. Residents are provided with specific move out instructions as per the lease. It is expected that the apartment be returned to the Landlord clean, free of all belongings and damage free. Deductions are made accordingly with the exception of normal wear and tear. Furthermore, Management inspects all apartments prior to move in.
Residents can contact the office upon move in if the apartment does not meet their expectations. Apartments are delivered clean, freshly painted and with the floors finished. Emails are answered in a timely manner. Under no circumstances are resident emails ignored. If a resident does not receive a response, a simple follow up call to the office would determine if there was a technical issue that prevented Management from receiving the email.
Any reported issues with machines in the laundry facilities are addressed promptly, often with the repair being completed within 24 hours. Residents can call the laundry company directly or report any issues to the office. Unlike this anonymous review, many of Raritan Crossing's positive reviews have an identifying username. Management never has, and never will, post a fake review.
We will, however, respond to reviews such as this to clear up any miscommunication with the resident or former resident as well as to dispute false allegations. Employees at Raritan Crossing are held to a strict code of conduct. Protocol is in place to investigate any reports of misconduct.
